Current: Mission is a Stable Market with high listing inventories, 11 %SOLD rate and Sale Price /List Price = 97% (e.g.: an average of a $12,400 discount on a sale from the original list price) (Lesson)
Most Active Range: Homes between $300,000-$400,000 have 20.5 %SOLD rate.
Least Active Range: Homes between $500,000-$600,000 have a LOW 2.2 %SOLD rate.
History: The Mission Home Price Index HPIp (Top 50%) shows that prices decreased $28,590 in 2012.
The Mission Home Price Index HPIp (Lower 50%) shows that prices decreased $15,111 in 2012.
*The HPIp (Home Price Index) is an approximate reflection of the Average Home Price Changes.
Forecast: Mission has good Listing Supply; 411 homes are for sale and with the stable 11 %SOLD monthly rate gives us a ~9 months of inventory. At this sell through rate approximately 210 of these listings will not sell. Currently 33% of the active listings have reduced their price by $27,641 on average or $14,350 median. The Spring Fever and the Election Resolve should inspire a new buyers confidence. Buyers are expected to be out in full force taking advantage of our great market incentives with these lower costs of ownership.
